Business Rates Savings of 30% – £128,000

The Client
Machynys Peninsula Golf Country Club - Wales.  
A relatively new links Golf and Country Club on the South Wales Coast with a rateable value of £140,000
The Instruction
The client had seen the rateable value rise from £108,000 for the 2005 valuation list to £140,000 in the 2010 valuation list and was looking for ways to bring this down to a more manageable level. The 2005 figure had been agreed between themselves and the Valuation Office without any professional advice. It was therefore a matter of convincing them that using a professional firm like ourselves now would reap a greater saving than just following their previous route. We felt there were certain inconsistencies in the assessment and that in comparison with others it was far too high. In addition there had recently been a Tribunal decision in relation to three similar golf courses that ran in our favour.
The Result
After protracted negotiations which lasted nearly a year the Valuation Office agreed to reduce the assessment from £140,000 to £100,000. At 30% this to date is the largest percentage reduction given on any golf course in the UK. It translates into a saving to the client of over £128,000.
